Being in Sydney does not make the build itself more expensive: a five page site is a five page site in Parramatta or Pitt Street. What Sydney changes is the spread of quotes you receive, because the same brief can come back at $1,500 from a freelancer and $15,000 from a city agency. Here is what actually drives the number, and how to compare quotes that look nothing alike.

Not the build. The pages, the design work, the code and the testing are the same whether the business is in Cronulla, Castle Hill or the CBD. Nobody charges a Sydney premium for HTML.
What does change is the range of businesses quoting you. A Sydney CBD agency carries city overheads, a larger team and a client base used to five figure projects, and its quote reflects all three. A sole freelancer working from home has almost none of that. Both might be quoting on exactly the same five page brief.
So the useful question is not what a website costs in Sydney. It is what is actually included at each number, which is where most of the confusion in this market lives.
Under about $1,000, you are generally buying a template. A small number of pages, a theme adjusted with your logo and colours, and you supply all the words and images. That can be a perfectly reasonable outcome for a very simple business, as long as you know that is what you bought and that support afterwards is usually limited or hourly.
From about $990 to $3,000 is where most genuine small business sites sit, and it is where our own builds start. Custom design rather than a theme, built mobile first, your content edited and structured properly rather than pasted in, working contact and quote forms, the basic search setup done, and a Google Business Profile connected so you can actually be found locally.
From roughly $3,000 to $10,000 buys more pages, bespoke design work rather than a considered layout, and real functionality: booking or quoting flows, integrations with the systems you already run, live review syncing, multiple locations or services with their own pages.
Above $10,000 you are usually paying for e-commerce with real stock and payment complexity, custom application work, multiple languages, or an ongoing content and search programme rather than a site build. If you are being quoted this for a brochure site, ask very specifically what the money is doing.
Five things move the price more than anything else. Page count, because every page needs design, content and testing. Whether the design is custom or a template. What the site has to do, since a contact form is a very different job from a booking system that takes payments. Who writes the words. And who looks after it once it is live.
Content is the one almost everyone underestimates, and it is the usual reason a website project stalls for three months. If the quote assumes you will supply finished copy for twelve pages and photos of your work, that is real effort sitting with you, and it is worth pricing honestly against a quote that includes the writing.
Functionality is the other big lever. Adding online payments, a booking calendar, member logins or a stock system does not add a little to a build, it changes what the build is. Be specific about what you actually need on day one versus what can come later, because that decision alone often halves a quote.
A .com.au domain costs roughly $20 a year. Hosting starts from about $15 a month for a small business site. An SSL certificate, the thing that produces the padlock, is free through Let's Encrypt and renews automatically, so you should not be paying a line item for one.
After that it is optional but worth thinking about: a care plan covering updates, backups, monitoring and small content changes. Whether that is worth paying for depends entirely on whether anyone in your business will otherwise do it, and the honest answer for most small businesses is that nobody will.
The number to compare between quotes is not the build price. It is the build price plus twelve months of running it, because that is what you will actually spend in year one.
Ask every quoter the same six questions in writing. How many pages is this. Is the design custom or a theme. Who writes the copy, me or you. What happens after launch, and what does it cost. Do I own the domain, the hosting account and the site files. And what does month thirteen cost me.
That last pair matters more than people expect. We regularly meet businesses that cannot move their own website because a previous provider registered the domain in their own name and stopped answering email. The domain should be registered to your business, with you holding the account.
Once you have the answers side by side, the quotes usually stop looking wildly different. The cheap one is often the one where you write everything and there is no support. The expensive one sometimes includes a year of work you do not need yet.
Euro Prestige and Performance is a Sydney mobile mechanic who had no web presence at all. Two weeks later there was a fast, secure site with live Google reviews pulling through and quote requests landing directly in the owner's inbox, which is the whole point of the exercise for a business like that.
That is the shape most small business sites should take: a handful of pages that answer what customers actually ask, set up so you get found locally and so enquiries reach you without friction. Not a brochure that sits there.
